PARTNERSHIP INFO WITH SALE OF LODGES ON PARCELED LANDS

The land  owner makes available to the investor an area of ​​buildable land.

The investor finances the construction of one or more models from the Rentakub range on the Owner's land.

The investor will provide the owner with the complete authorization file, but the owner will take all steps with the authorities to obtain construction authorization.

The resulting property will be exploited jointly by both parties, with the resulting profits being distributed as follows (60% Investor - 40% Landowner) between the investor and the landowner.

After 20 years of common use, the property (construction) belongs  to the owner of the land.

IMPORTANT :

If the proposed business model (building on other people's land via an area contract) is not accepted, we can also consider convincing landowners to sell the land for the construction of mini-complexes or to accept a fixed fee in exchange for their provision of the land. Or any other form of association/partnership mutually beneficial for both parties.

INFO PARTENERIAT CU VANZARE PROPRIETATI PE LOTURI PARCELATE

• Proprietarul terenului vinde catre investitor/investitori o casa/case  devacanta pe o suprafata de teren rezultata in urma parcelarii efectuate. Modelele disponibile fac parte din gama  rentakub
• Investitorul achizitioneaza aceasta proprietate in scopul exploatarii ei turistice dar si inscop personal.
• In afara de Contractul de vanzare-cumparare a casei de vacanta , investitorul va mai incheia cuproprietarul terenului si un contract de gestionare si mentenanta a proprietatii sale. Prin acest contract,vanzatorul terenului se angajeaza sa se ocupe de tot ce inseamna mentenanta si gestionarea proprietatii in absenta investitorului (promovare, primire turisti, curatenie, intretinere spatii verzi, plata utilitati,etc).
• In schimbul acestor servicii Vanzatorului terenului va primi 50 % din incasarile brute si Investitorul 50%
• Vanzatorul terenului /Gestionarul complexului va incheia deasemenea un contract de promovare si rezervari cu reteaua rentakub care va fi gestionarul unic al rezervarilor din complexul nou creat.

INFO PARTENERIAT CU CONSTRUIRE PE TERENUL PROPRIETARULUI( CONTRACT DE SUPERFICIE)

• Proprietarul terenului pune la dispozitia investitorului o suprafata de teren cu autorizatie de construire pe ea.
• Invesitorul finanteaza construirea unuia sau a mai multor modele din gama Rentakub pe terenul Proprietarului.
• Investitorul va pune la dispozitia proprietarului dosarul de autorizare complet dar Proprietarul  va face toate demersurile pe langa autoritati in vederea obtinerii autorizatiei
• Investitorul va finanta constructia integrala a modelului ales, dar partenerul va suporta toate cheltuilile legate de aducerea utilitatilor pana la intrarea in kub si viabilizarea terenului ( daca partile nu se inteleg altfel)
• Cheltuielile legate de amenajarea terenului pentru a-l face atractiv din punct de vedere turistic sunt in sarcina partenerului (proprietarul terenului)
• Intre Proprietar si Investitor se va stabili un contract notarial ( Contract de Superficie) care sa garanteze Investitorului securitatea investitie sale.
• Cheltuilile legate de operarea efectiva a complexului sunt in sarcina proprietarului. Ne referim aici la totalitea cheltuielilor legate de exploatarea sa (electricitate, incalzire , curatenie , etc)  mai putin cheltuielile de promovare care sunt in sarcina Investitorului.
• Cheltuilile ocazionale de reparatii curente sunt in sarcina Proprietarului (stricaciuni de la turisti , mentenanta , reparatii curente, etc)
• Bunul rezultat va fi exploatat in comun de catre cei doi, incasarile rezultate fiind impartite astfel ( 55%  Investitor -45 % Proprietar teren) intre investitor si proprietar teren.
• Dupa 25  de ani de folosinta comuna bunul( constructia) revine proprietarului terenului.
• Promovarea si rezervarile pentru kubul/kuburile nou construite vor fi facute exclusiv prin platforma rentakub.com.
